Changes from the 6th to the 7th editions of How To Manage Residential Property for Maximum Cash Flow and Resale Value

Posted by John Reed on

Changes and improvements to the seventh edition When we sell out of a book, I read it to see if it needs to be changed or can just be reprinted as is. When we sold out of the sixth edition of How to Manage Residential Property For Maximum Cash Flow and Resale Value, I read it and decided we needed a new edition. Improvements in the seventh edition compared to the sixth edition:

  • How to deal with the recent push to raise the minimum wage in real terms
  • HUD prohibition against rejecting a prospective tenant because of a criminal conviction
  • legal defense against false discrimination accusations in owner-occupied or single-family rental houses
  • Airbnb risks and other considerations
  • whether to add a roof deck to your property
  • electronic rather than metal key locks
  • dealing with increased package delivery to multifamily buildings
  • recruiting good employees using new services
  • Wi-fi submeters
  • electric vehicle charging stations
  • new apartment market databases of comparable rents
  • new tenant-notification services
  • bed bugs
  • kitchen range fire suppressors
  • using rainwater to lower water bills
  • free tenant credit scores from Credit Karma
  • cheaper orfree telephone service
  • free or cheap computer hardware and software
  • property tax exemptions
  • LED lights
  • take courses on air-conditioner diagnosis
  • rebates
  • avoid structuring penalties
  • service dogs
  • parking fees
  • tankless hot water heaters
